As we continue to our footprint, we are looking for an experienced Project Manager to lead and coordinate new lounge development, fitout projects, renovations, and engineering execution across multiple locations.
About the Role
We are seeking a highly analytical, self-driven, and technically adept Project Manager to independently lead and execute fitout projects for our luxury transit lounges across India. Operating as a oneperson department, this individual will hold 100% accountability for taking projects from raw site handover to operational go-live. You will act as the single bridge between external Architects, MEP Consultants, Contractors, Railway/Transit Authorities, and our internal leadership.
This is a travel-heavy, execution-focused role requiring rigorous technical control over Auto CAD drawings, BOQs, vendor quotations, project paperwork, and milestone timelines. REQUIRED SKILLS & TECHNICAL COMPETENCIES
Advanced AutoCAD Proficiency: Ability to independently open, edit, verify dimensions, overlay MEP layers, and audit CAD files.
GANTT Chart & Project Tracking: Expertise in MS Project, Primavera, or advanced Excel GANTT tracking tools.
BOQ & Commercial Acumen: High numerical accuracy to spot discrepancy in line items, unit rates, material specifications, and contractor claims.
Documentation Rigor: Meticulous approach to maintaining project files, RA bill measurement sheets, work orders, change orders, and site delay logs.
Vendor & Stakeholder Management: Firm, assertive communication style to manage tough contractors, architects, and site workers independently.
Adaptability & High Mobility: Willingness to travel at short notice to project sites across India and work within strict nightblock windows often required at railway
KEY RESPONSIBILITIES
AutoCAD Review, Drawing Validation & Technical Coordination
Drawing Audits: Thoroughly review, validate, and mark up architectural, interior layout, elevation, and MEP (Mechanical, Electrical, Plumbing, HVAC) drawings in AutoCAD.
Site Feasibility: Conduct preliminary site surveys at railway stations/transit hubs across India to verify structural feasibility, service connection points (water, drainage, power loads), and space constraints.
BOQ Scrutiny, Quotation Analysis & Cost Control
BOQ Auditing: Rigorously scrutinize Bills of Quantities (BOQs) provided by architects and contractors to prevent overestimation, duplicate line items, or inflated rates.
Vendor Quotation Analysis: Prepare comparative statement sheets (Csheets) analyzing contractor and vendor quotes (civil, interior, HVAC, kitchen equipment, electrical, plumbing).
Cost Negotiation: Drive aggressive value engineering and rate negotiations with vendors and general contractors to protect project budgets without compromising quality.
Project Scheduling & Tracking (GANTT Analysis)
Master Project Timelines: Develop and track master project schedules using GANTT charts (MS Project / Primavera / Excel) for every active lounge site.
Critical Path Management: Monitor lead times for critical longlead items (commercial kitchen equipment, HVAC chillers, specialized lighting) to prevent fitout delays.
Milestone Reporting: Provide weekly Scurve charts, milestone completion reports, and delayvariance analyses to executive leadership (COO/Directors).
Paperwork, Documentation & Statutory Approvals
Contract & Paperwork Management: Draft and finalize vendor work orders, purchase orders, scopeofwork (SOW) documents, payment milestone terms, and SLA agreements.
Measurement & Billing Audit: Conduct physical site verification of work completed before authorizing contractor running bills (RA Bills) and final handovers.
Authority Approvals: Manage sitelevel paperwork, safety clearances, work permits, and coordination required by Railway/Station authorities, IRCTC, or airport operators.
OnSite Supervision & Contractor Quality Control (PanIndia Travel)
Frequent Site Inspections: Travel extensively to active sites across North, West, and South India to supervise civil, interior, and MEP execution quality.
Snagging & Handover: Conduct multipoint snag lists before operational handover to the Lounge Manager and ensure rectifications are completed within target windows.
Experience & Qualifications
Bachelor’s Degree / Diploma in Civil Engineering OR Architecture (B.Arch).
Certification in Project Management (PMP / CAPM) or MS Project is a strong advantage.
Experience: 6 to 10 years of hands-on experience in interior fit-out project management.
Industry Background: Must have experience in Retail Store Expansion, Hotel Fit-outs, Restaurant/QSR Chains, Commercial Interiors, or Airport/Railway Lounge Construction.
Execution Style: Demonstrated track record of operating as an independent project lead / sole project coordinator.

Strong understanding of architectural drawings, working drawings, and shop drawings.
SHOULD BE A MULTI TASKER
Good knowledge of interior fitouts, civil works, MEP coordination, and finishing works.
Experience coordinating with architects, consultants, contractors, and vendors.
Proficiency in AutoCAD (mandatory); knowledge of SketchUp, Revit, or MS Project will be an added advantage.
Excellent communication, coordination, and problemsolving skills.
Ability to manage multiple projects simultaneously and work under tight deadlines.
Must be open to frequent travel across India.
Preferred Industry
Candidates with experience in Hospitality, Airports, Railway Projects, Commercial Interiors, or Infrastructure Projects will be preferred.
